The wave of new downtown Bethesda apartments has also brought a marketing battle when it comes to apartment amenities.

The Flats, the 186-unit building part of the Lot 31 project, is the latest to enter the ring.

The Bozzuto-managed building will open this spring or summer with a rooftop demonstration kitchen, outdoor fire pit, breakfast on the go, monthly trivia nights and out-of-town services including feeding and caring for pets when residents are on vacation or business.

The Flats (7170 Woodmont Avenue) is also directly next to the Capital Crescent Trail as it approaches Bethesda Avenue.
“Inspired by the tree-lined Capital Crescent Trail adjacent to Flats at Bethesda Avenue, the patterns and textures found in nature inform the design and finishes of our residences,” reads the website. “A natural transition from the outside to the interior is achieved through a quiet, landscaped courtyard, abundant water features, and a double-height lobby infused with abstract light, creating the feeling of a luxury retreat.”
The building’s ground floor tenants will include Silver (the new upscale concept from Silver Diner), Paul Bakery, Chop’t and Pottery Barn.
Developer StonebridgeCarras is targeting LEED Silver certification with the building. Bozzuto will also manage the company’s project at 8300 Wisconsin Avenue, which will be known as Flats 8300.
