A project that will bring 100 residences and 23,000 square feet of retail and office space to Kensington was approved by the Montgomery County Planning Board on Thursday.
The four-story, 72-foot-tall building will have ground-floor retail, with office space on the second floor. The top two floors will be residences, according to planning board documents.
There will be 50 market-rate units, 25 “live/work units” and 25 units designated as affordable housing. The live/work units will be on the first floor, with the retail space, and are “designed to provide living areas separate from the workspaces,” according to Planning Board documents. The “partial commercial use of each unit will be enforced by lease and checked each year” to ensure that the development complies with the property’s zoning designation.
There will be a mix of studio, one-bedroom and two-bedroom apartments.
Three levels of underground parking will be below the building, according to Planning Board documents.
The project includes a 1,100-square-foot plaza on the front of the building along Knowles and Summit avenues, “envisioned to connect with a park expansion project to the immediate south.”
The property is at 10509 S. Summit Ave., on the northeast corner of the intersection of Knowles and Summit avenues. It is near a MARC station, the Kensington Shopping Center and the Kensington Park Library.
A house used for a business is on the property now, along with a surface parking lot.
