Developers on Thursday will give a first look at a new proposed development project in Wheaton.

The project, branded as “Wheaton Gateway,” proposes up to 800 new residences and more than 46,000 square feet of commercial space, according to the project’s website.

Incorporating five properties on Veirs Mill Road, East Avenue, University Boulevard and Upton Drive, the project’s site is currently home to a Lindsay Ford dealership. Previously on the property were two businesses: a Mattress Firm and an Ambassador hotel, which have been demolished.

In total, the project would encompass up to 901,150 square feet of total development, 854,827 of which would be residential space.

About 30% of the proposed 800 residences would be designated as affordable housing.

Units will include one-, two- and three-bedroom units, according to the website.


The project aims to “achieve several goals,” according to its website, including:

• create a more walkable community with a distinct identity
• foster an environmentally sustainable community
• create a vibrant mix of housing types and job opportunities
• design quality public spaces that are inviting to pedestrians.

Wheaton Gateway is being led by The Duffie Companies, Willco, and the Housing Opportunities Commission of Montgomery County.


At 7 p.m. Thursday, project leaders will hold a virtual community meeting to discuss the plan more and answer community members’ questions. Developers typically provide only basic details of a project before holding their first community meeting.

Construction, which would be completed in three phases, is expected to begin in 2023.
