Proposed Project in North Bethesda Would Produce 1,000 Residential Units

Development would be at corner of Old Georgetown Road and Executive Boulevard

A plan to redevelop land encompassing a car dealer, bank and mobile phone retailer into retail space and 1,000 residential units in North Bethesda has been submitted to the Montgomery County Planning Board.

The proposed project, called the VOB Development, would sit at the intersection of Old Georgetown Road and Executive Boulevard and is branded as a “transit-oriented mixed-use project” that would provide 1,000 residential units and 11,169 square feet of retail and restaurant space.

The only business currently operational on the proposed project site is the phone retailer, according to planning board documents.
Project plans propose providing one parking space per residential unit and four spaces per 1,000 square feet of nonresidential use.

Developers propose the project be completed in three phases “to break up the mass of the project,” according to planning board documents.

The first phase would develop a six-story building with a maximum height of 75 feet, 30 residential units and ground-level nonresidential space. Also included in the first phase is construction of an additional building housing 40,128 square feet of nonresidential space and 340 residential units.

While development is ongoing in the first phase, developers intend to use other space dedicated to the project for surface parking and “pop-up uses to promote place making” prior to its development, according to the project’s sketch plan.

Phase two would develop 315 residential units and 27,123 square feet of nonresidential space, and the final phase of development would produce 315 residential units and another 31,705 square feet of nonresidential space.

Also encompassed in the project is 19,411 square feet of open space to be lined by retailers, cafes and landscaping.

A pre-application submittal meeting was held Sept. 27 at the bank located on the property, but a board hearing to consider the project’s sketch plan has not been scheduled, according to the board’s website.
