Sales To Begin at First Major Chevy Chase Lake Redevelopment Project

The Brownstones at Chevy Chase Lake to be offered starting at $1.475 million

Bethesda-based developer EYA is set to open a sales center and start taking contracts this week for its luxury townhome project on Chevy Chase Lake Drive.

The Brownstones at Chevy Chase Lake, consisting of 62 three-floor and four-floor townhomes, is under construction and scheduled to be finished in the spring of 2017. It will be the first redevelopment project in the Chevy Chase Lake area after the county passed new zoning and land-use guidelines in its 2013 Chevy Chase Lake Sector Plan.

EYA is hosting a Thursday night reception for brokers, a Friday night opening party for the public and an official grand opening celebration Saturday morning. The sales center will be located in a former salon in the Chevy Chase Lake shopping center on Connecticut Avenue, a nearby property also slated for major redevelopment that could begin in early 2018.

McLean Quinn, vice president of land acquisition and development at EYA, said the townhomes will be available in three models. All include two-car garages and elevators. The units will range in size  from 2,800 to 3,000 square feet, though buyers will have the option to convert their rooftop patio into more living space.

“You’ll basically have a mini Bethesda Row a block and a half from these folks’ front doors,” Quinn said, referring to the mixed-use redevelopment project with restaurants, retail and a grocery store from the Chevy Chase Land Co. and Bozzuto.

EYA is also completing a townhome project near the Grosvenor Mansion called Grosvenor Heights. The area was mostly a forest before construction started.

“We did want to respect the Chevy Chase location and the fact that we are, more so than at Grosvenor where we’re creating something from scratch, we’re integrating into an existing community,” Quinn said. “So we’ve kind of created an architecture that still feels new but is related to the brownstone archetype.”

Ten of the townhomes will be moderately priced dwelling units (MPDUs), which means the units will be available for around $200,000 to those who qualify for the county’s income-restricted affordable housing program.

EYA is also partnering with the Montgomery County Housing Opportunities Commission to build a 200-unit, 112-foot-tall apartment building as part of the project. The apartment building and eight rows of townhomes will be separated by a half-acre park with a green lawn and water feature.

Quinn said construction on the apartment building will start within the next two months and take about two years to build.
