Bethesda-based developer Nova-Habitat is set to receive two key approvals next week for its proposed community of 16 townhomes on a small wooded lot in Chevy Chase.
County planners have recommended the Planning Board approve the developer’s preliminary and site plan applications for Creekside, the project that would replace four existing single-family homes with the four-story townhomes at Kensington Parkway just north of the Capital Beltway.
The Planning Board is scheduled to consider the applications during its March 31 meeting.
The County Council rezoned the property last July, marking the first rezoning approved under the county’s new zoning code that went into effect late 2014, according to Nova-Habitat.
The preliminary and site plan applications provide more details on what the project would include, how it would replace the nine trees slated to be removed and other changes to the 1.4-acre site.
The four single-family homes on the site are technically part of the Rolling Hills neighborhood, according to county planners, but were effectively split off from the rest of the community by construction of the Capital Beltway in the 1960s.
The off-ramp from the Outer Loop of the Beltway runs just south of the site. Planners recommended requiring Nova-Habitat to build a 6-foot-high noise wall on the southern edge of the site and ensuring all of the townhomes have acoustically rated windows and doors so noise levels don’t surpass the county’s 65-decibel limit.
The developer will likely also be required to replace trees with new on-site plantings.
