Silver Spring Garage to Close in March to Allow United Therapeutics Redevelopment

Montgomery County sold the garage to the biotech company, which plans six-story office building

A public parking garage in Silver Spring will soon close permanently to make way for demolition and redevelopment into a new office building for biotech company United Therapeutics.

Montgomery County’s Department of Transportation (MCDOT) announced Tuesday that the Spring-Colesville Garage at the corner of Colesville Road and Spring Street will close on or about March 28.

United Therapeutics, which has its headquarters next door, recently bought the garage from the county and plans to build a six-floor, 121,000-square-foot office building there. The county sold the property for approximately $10.2 million, according to Jose Thommana, chief of MCDOT’s Division of Parking Management.

The garage contains only 49 parking spaces because the second and third floors of the aging facility are blocked off. MCDOT advised drivers looking for parking to use the 1,364-space Spring-Cameron Garage on Cameron Street or the 1,241-space Town Square Garage on Ellsworth Drive as alternatives for parking in Silver Spring’s central business district.

United Therapeutics is planning a futuristic design for the building, which will have curved glass facades along Colesville Road. It will also have more than 2,500 solar panels and a geothermal heating and cooling system to produce its own energy.

The approved plans call for 10,000 square feet of ground-floor retail space, an 11,000-square-foot public plaza and a 152-space private parking garage below the building.
