Developer of Bethesda Apartment Building Applies for Demolition, Construction Permits

Donohoe hopes to complete The Rugby in 2017

The developer of a proposed 16-story, 221-unit apartment building in Bethesda’s Woodmont Triangle applied for demolition and building permits for the project last week, according to Montgomery County records.

Bethesda-based developer Donohoe is behind The Rugby, the project at 4850 Rugby Ave. and sequel to the Gallery Bethesda—the 17-story, 234-unit apartment building Donohoe opened in 2014 at 4800 Rugby Ave.

The Rugby will contain 240,000 square feet with ground-floor retail space and a three-level underground parking garage.

Donohoe is seeking a demolition permit for the existing building at 4824 Rugby Ave., the headquarters of the Miller & Long concrete construction company, and 4842 Rugby Ave., a two-story office building.

The developer plans to complete the project in 2017, according to its website. A company representative couldn’t be reached for comment Thursday afternoon. It sometimes takes months after a demolition permit application for the demolition to start.

Meanwhile, Montgomery County is getting closer to breaking ground on a new 2nd District police station across the street from the site of The Rugby project.

Greg Ossont, deputy director of the county’s Department of General Services, told Bethesda Beat earlier this month that groundbreaking could happen in February. The county is waiting to hear back from the project’s contractors before announcing a start date.

Completion of the 2nd District police station will result in the removal of about 115 parking spaces in the adjacent Woodmont-Rugby public parking garage. Those spaces will be used for police officers and equipment once the station opens.
