County and Developer to Offer Affordable Town Homes at Rockville Project Through Random Drawing

It will be the third time Montgomery County partners with a developer for workforce housing

Updated Oct. 30 – Montgomery County and Bethesda-based developer EYA are offering 25 town homes at below market value at EYA’s Westside at Shady Grove project in Rockville.

It’s the third time the Montgomery County Department of Housing and Community Affairs (DHCA) has partnered with a developer to offer what’s known officially as workforce housing.

Workforce housing is meant for households that have slightly more income than what’s allowed for participation in the county’s moderately-priced dwelling unit program, but still not enough income for regular market-rate units.

At Westside, that will mean the first four workforce housing town homes will be sold at $411,482. The other market-rate three-bedroom, two-and-a-half-bathroom town houses in the project range from $574,900 to $819,900.

A household with four people eligible for the workforce town homes can earn between $76,500 and $131,000, though a variety of eligible household sizes have been established in the official application materials.

The deadline to apply for the housing is Nov. 8 and all documents must be submitted to the Westside at Shady Grove sales center on Crabbs Branch Way. Residents will be picked via a random drawing, according to EYA.

Sales for the market-priced new town homes began in May. EYA is building 407 town homes on 45 acres of what used to be Montgomery County government warehouses near the Shady Grove Metro station.

The larger Shady Grove project will have a total of more than 1,200 town homes and multi-family units, and more than 40,000 square feet of new retail.
