New Renderings For Gables White Flint

A three-building project with up to 476 residential units planned for the Pike District will go before the Planning Board later this month for two key approvals. Gables White Flint is the project set for two surface parking lots and a segment of the existing Executive Boulevard just east of Old Georgetown Road and north of the Kennedy Shriver Aquatic Center. On April 30, the Planning Board will review Gables' preliminary plan and site plan for the project, which will require the realignment of Executive Boulevard and could bring new parking for the planned expansion of Wall Park. Even with Planning Board approval, the project will have to wait for a new street grid and work out an agreement with Montgomery Parks on parking arrangements. Parks hopes to build the new Wall Park on what's now a surface parking lot serving the Aquatic Center, also a county facility. The idea is for the county to get 250 parking spaces in a garage Gables is building for its development to replace those surface lot spots. The developer and county haven't yet figured out who would pay for what portion of that garage. Montgomery Parks, however, might submit a capital budget amendment within the next few weeks to pay for its portion of the garage construction. The Gables development will include three buildings, none higher than 70 feet, that would be built in phases and include a total of 31,000-square feet of commercial space. The development would bring two private streets, plenty of public space features (seat walls and water walls) and art (a video projection screen on the underside of one of the buildings). The first phase of the project would be the parking garage, which may or may not initially include the 250-space portion for Montgomery Parks. It's likely an additional 150 parking spaces for a planned recreation center would come later. Phase 2 of the project would be the central building with 182 residential units and 3,000 square feet of ground-floor retail. Phase 3 would be the eastern building with 195 residential units and 28,000 square feet of commercial space. Phase four would be the western building with 99 residential units. Any construction would have to wait until the county finishes its new street grid. The county is hoping to accelerate the Western Workaround project to realign Executive Boulevard and build Market Street, a new east-to-west route called which would connect Executive Boulevard with Old Georgetown Road.
