Renters paid a premium to live in Bethesda in March.
Apartment List’s rental price monitor determined that apartment prices in Bethesda rose above Washington, D.C. last month for the first time since the website started the rental price monitor in October.
The median price of a one-bedroom apartment in Bethesda was $1,990 and a two-bedroom was $2,840 per month, those numbers were slightly higher than D.C.’s $1,900 for a one-bedroom and $2,830 for a two-bedroom.
Over the past year, rental prices in Bethesda have slightly dropped, while in D.C. they’ve dropped by more than 2 percent, according to Apartment List.
Max Rosett, of Apartment List, said in an email that it will be interesting to see if Bethesda outpacing D.C. rental prices is a temporary fluctuation, or something that will continue over the next few months.
Apartment List uses monthly apartment listings on its site to calculate the median prices in major metropolitan areas in the U.S.
In March, Arlington was the third most expensive area and Rockville and Silver Spring were fourth and fifth, respectively. The median price for a one-bedroom in Rockville was $1,610 and a two-bedroom was $1,910. In Silver Spring a one-bedroom cost $1,510 and a two bedroom $1,870, according to the price monitor.
While Bethesda may have outpaced Washington, D.C. as a whole, several neighborhoods in the District have much higher rental prices than Bethesda, according to Apartment List's statistics.
