Duball Is Purchasing 4990 Fairmont Condo Project

Lionsgate developer plans only "subtle changes" to upcoming 17-story building in Bethesda

Duball LLC, developer of the Lionsgate condominiums in Bethesda, will be taking over the development of 4990 Fairmont, a luxury condominium building at the corner of Old Georgetown Road and Fairmont Avenue.

Marc Dubick, president of Duball, said his company will be purchasing the land and the development rights from Starr Capital, and will be making only “subtle” changes to the project.

The all-glass, 17-story building will feature 72 units, a four-story, above-ground parking garage and ground floor retail space. The Montgomery County Planning Board approved the project in April.

Dubick said he expects the project will break ground in early 2016 and that construction will be completed in late 2017. Currently, Eastham’s Auto Service Center is operating at the location on a short-term lease after it moved from its longtime Wisconsin Avenue location to make way for an apartment building.

Dubick said he decided to purchase the 4990 Fairmont property for the same reason Duball built Lionsgate: proximity to Metro and the restaurants and stores on both sides of downtown Bethesda. Lionsgate is located at the corner of Woodmont Avenue and Old Georgetown Road.

Name Change for Woodmont View

Dubick also said that Duball has decided to change the name of Woodmont View, the company’s upcoming condo project at the corner of Woodmont Avenue and Battery Lane. The new name will be Stonehall.

The 9-story building, to be built across the street from a future Harris Teeter grocery store, will include 46 two-bedroom units and a restaurant on the ground floor. Ground breaking will occur after the county issues final permits.

Dubick said he expects Stonehall will draw many buyers from employees at nearby National Institutes of Health and Walter Reed National Military Medical Center.
