Federal Realty is constructing another project on Rockville Pike.
The busy developer broke ground on The Stories at Congressional Plaza Tuesday, a 48-unit ‘active adult’ community, which is being built about a mile away from Federal Realty’s other Rockville Pike project Pike & Rose.
The apartment community is being designed for older local adults looking for nearby amenities. Congressional Plaza is already home to an active shopping center that includes The Fresh Market, The Container Store and Last Call by Neiman Marcus.
Federal Realty is partnering with Smart Living 360 to build the 56,000-square foot project. The developers are focused on offering local residents a place to live close to their families in an urban location near activity centers like Strathmore, Pike & Rose and the Kennedy Shriver Aquatic Center.
Ryan Frederick, the founder and CEO of Smart Living 360, said the company’s research has found people want to maintain their lifestyle as they age. “It has also been proven that living a healthy lifestyle is more important than genetics for successful aging,” Frederick said, in a statement. “We believe it is critical to create an environment that gives people the tools and inspiration to continue their life story.”
The building will be specially designed to accommodate senior residents with barrier-free units, meaning without steps or other features residents could potentially trip on. The units range from one bedroom to three bedrooms–750 to 1,480-square feet–described by a spokesperson as “modern, fresh looking, yet highly functional.”
The building is being constructed behind the shopping center at Congressional Plaza. The building will be pet friendly and will have a fitness center.
