The luxury apartments are the first residential spaces to open at Federal Realty's Pike & Rose development

Developer Federal Realty has positioned its PerSei apartment building in Rockville in a fashion similar to its residential units on Bethesda Row.

The five-story building sits on top of ground-floor retail, which by the end of the year will include fast-casual spots such as &Pizza and full service restaurants including Summer House, the American concept by Santa Monica chef Jeff Mahin. Nearby, the iPic Movie Theaters and Amp music venue will offer entertainment options. Among the shops set to open are City Sports and Gap.

PerSei property manager Christian Rawlings said the Pike & Rose retail district is perhaps the biggest amenity of the 174-unit apartment building, which also has an outdoor pool, exercise room and resident lounge.

The building is located just off Rockville Pike at the intersection of Old Georgetown Road and the newly constructed Grand Park Avenue.

Rawlings said the building is 73 percent leased and residents began moving into their apartments in June. Rents range from about $1,800 per month for a 700-square-foot, one-bedroom unit to up to $4,000 per month for a 1,600-square-foot, two-bedroom unit with vaulted ceiling and two bathrooms.

Rawlings said that the larger, more expensive two-bedroom apartments on the fourth floor have been leased.

A high-rise apartment building a block away, called Pallas, will be the next residential building to open at Pike & Rose.
